A Letter From The Owners:


To the new owners of 31 Tidewater,


As you embrace your new home, I would like to share our experiences here over our eight year journey in this special home.  My husband and I purchased the home before our children graced our lives.  We relocated from New York. As we embarked on a new life in the South, we were mesmerized by visions of beautiful Southern Plantations adorned with charming gas lanterns, romantic landscapes amid the Spanish moss and the warm hospitality that is quintessentially the South.

With this mindset, we were excited to begin our search for our next home.  We both love real estate.  We love to view homes, evaluate spaces, and imagine whether or not the space could fit our needs.  We have lived in many cities and in the process have seen many homes.  We are quite particular, which has always made our journey somewhat challenging. 

A home is a home, is a home – we have certainly found that is absolutely not the case.  My husband moved here before me; I stayed behind to wrap up our life up North.  Each weekend, I would make the trek on the LaGuardia flight and we would go through our search.  We knew we wanted Midpoint at The Landings. It was because of the consistency of elegant architecture and nicer homes, the cobblestone square, and its central location signaled timeless real estate in our minds.  That, coupled with the Landings security and amenities, made our decision. With that clarified, we embarked on the home search and viewed approximately 35 homes in Midpoint at that time, which had a relatively wide range of pricing.  When we purchased our home, the market had suffered, and the unprecedented inventory at that time had never been seen. But in that process, it was clear that certain homes were obviously distinguishable from others. 

We had been disappointed after seeing so many homes with floor plans that did not make sense, had no quality construction or intricate detail, or had no external appeal.  I remember feeling significant frustration.  But, I will never forget the day I drove up to 31 Tidewater.  I had just gotten off of the plane and came straight to the house.  Exhausted, I looked up the long drive at the symmetrical house with beautiful architecture and felt impressed and a bit excited. Once inside, it sealed the deal.  I could feel it.  I stepped in the door, saw the extensive molding, solid wainscoting, and looked through the wide expanse of windows on to the green and felt a peace that told me it would be home. The floor plan was lovely – open, bright, inviting, and warm. This was it! My husband felt the same way and the rest is history.

We closed on the house and began making plans for it to become a reflection of us.  Bill Grotheer, a well-known and highly respected builder in the area custom built the home for his own family.   He lived in it for a few years before selling it to another family.  The premier quality was evident in everything- both in what you could see (as in the molding, wainscoting, etc.) and what you could not see (the wood and materials in the attic).  All the details were premium:  extra long windows, particularly on the front and back of the house; high main floor ceiling; solid doors that were full length as well; thick Brazilian cherry floors throughout; top of the line appliances and fixtures.  This quality ensured we had an amazing blueprint upon which we would set out to put our mark.  And that is exactly what we did over our 8 years here. 

A log of most of the tremendous improvements that were made to make the home what it is today is included for your reference.  During our time, we have meticulously maintained the house.  And, as we have added and changed it, we have utilized the same premium materials to mimic the entire home. 

Our vision of an elegant Southern Plantation, entry flanked by romantic gas lanterns, with beautiful oak trees lining a long drive amidst a manicured landscape came to fruition.  And once inside, we set out to create a space that is conducive to a lovely lifestyle.  A home where a warm, open, and inviting kitchen/family space lends itself to intimate gatherings; where parents and children can sleep on the same floor if desired and enjoy family time in a private den upstairs; where family/friends can come and have a private space to stay in a separate wing; where kids can have a mudroom to shed their shoes and coats after school; where a fantastic apartment over the garage could be used for a variety of purposes; and where an ideal home office / library overlooking the expansive front lawn encourages one to work from home; but ultimately, a space that emanates peace and translates to a beautiful life. 

 We invested a tremendous amount of money, time, and effort to make this home an ideal space for a family, relatives, and friends to enjoy making wonderful memories together.  It is indeed a home for the discerning buyer. 

We came here as two, grew to four, and most of the time brought our parents to visit.  Over time, we hosted even more family, and enjoyed countless gatherings with friends.  It will always hold a dear place in our hearts and we are certain that it will for you, too.
